Deposit
We collect a one night deposit to hold the guest room and the remaining balance will be charged 72 hours prior to arrival. Once the remaining balance is charged, it is non-refundable per our cancellation policy.
Cancellation Policy
Regardless of circumstances, reservations must be canceled or modified 3 days prior to arrival (latest 4pm hotel time) to avoid forfeit of the total cost of the stay. If reservations need to be modified within the 72 hours, regardless of reason, it will be subject to a $50 fee and based on availability. Two night minimum restriction enforced if needed. Refunds are not given for early departures or shortening a stay. We do not offer guest credits.
Adults preferred!
We require that all guests be at least 21 years of age to book a reservation at The Water Street Inn. The Inn may not be suitable for children under 12 years of age in terms of safety (think sharp corners and fine art!) or serenity (think “quiet reprieve”) Please contact our modern boutique hotel if you have specific questions.
Arrive early/Leave late
Early check in cannot be guaranteed. If you do plan to arrive early, please let us know as soon as possible so that we can do our best to accommodate. If you need to arrive earlier than 1pm, please consider booking the night prior — contact us for details.
Late check out requests are subject to availability and cannot be guaranteed. Please contact us to arrange.
No Smoking Permitted
Smoking and vaping of any kind is strictly prohibited inside guest rooms and common areas both by The Water Street Inn. Smoking or vaping in guest rooms will trigger the fire alarms throughout the property. If evidence of smoking in guest rooms or designated non-smoking areas is detected, a $300 fee will be added to your bill.
“Inside” Voices
In terms of noise, please be courteous of your fellow guests as well as our Water Street neighbors. Quiet hours are from 9 pm - 8 am. We ask that you do not gather in common spaces during of this time in a way that might disturb your fellow guests.
Parking
Parking is included in the cost of your reservation. One car per room booked is allowed, this includes our double queen guest room. We have 8 off street spots, with street parking available for any overflow.
Taxes & Fees
All rates are subject to a 9% Maine State Lodging Tax which will be clearly displayed at time of checkout. Gratuities are not included (with the exception of buyouts) but greatly appreciated by our housekeeping staff. Any damages beyond normal room wear & tear are subject to fees.
Pet Policy
Room 7 is our only dog-friendly guest room (service animals allowed).
A cleaning fee of $250 will be charged if pets are found in any other guest room.
Fees & Registration
Non-refundable pet fee: $50 per night
One pet maximum per room
Fees will be added at booking or upon arrival if not disclosed beforehand
Registered service animals are exempt from all pet fees
Pet Guidelines
Pets must be leashed at all times outside the guest room
Guests must clean up after their pets and dispose of waste in outside trash cans
Please do not allow pets to relieve themselves on the patio
Pets are not permitted on furniture, including beds
Additional $50 deep-cleaning fee may apply if pets have been on furniture
Pets may not be left unattended in guest rooms
$250 mandatory charge if pets are left alone or cause disturbances
If a pet causes a disturbance, the guest will be contacted to immediately address the situation
Damages
The credit card on file will be charged for repair or replacement costs for any damage caused by pets
