Located along the back channel of the Piscataqua River in Kittery, The Water Street Inn offers a relaxed, self-check-in experience just steps from historic sites, great dining, and scenic waterfront walks.
General Information

Check-in is at 4:00 pm and check-out is at 11:00 am. Early check-in or late check-out packages may be available for purchase based on availability.

Absolutely. We are steps from historic landmarks, restaurants, and shops. Downtown Portsmouth is a scenic 10-minute walk over the Memorial Bridge, and Kittery Foreside is just 0.5 miles away.

The inn is a self-check-in property. Housekeeping staff are onsite for room turnovers and common area cleaning. Personal concierge services are available via text.

Concierge services run daily from 8:00 am to 8:00 pm. If you experience issues checking in outside of these hours, please call or text 207-707-8855.

Yes. We offer onsite parking with one car per reservation. Additional street parking is available on Newmarch Street.

The Water Street Inn is a non-smoking property, including cigarettes, vapes, and marijuana. A $250 fee will be applied if smoking is detected in guest rooms.

No. As a historic property, there are steps leading into all exterior doors.

No. Due to the historic nature of the building, an elevator could not be added. If stairs are a concern, please let us know and we will do our best to place you on a lower floor if available.
Rooms & Amenities

We offer Standard King and Queen Rooms, a Double Queen Room, and a King Suite in Room 7 with a private entrance.

All rooms include complimentary Wi‑Fi, flat-screen TV, lobby snacks and coffee, an ensuite bathroom, hair dryer, iron and ironing board, shower products, and plush hypoallergenic down bedding.

Yes. A Pack n Play can be added to your room for a $25 fee. Please request this in advance at hello@waterstinn.com.

Roll-away beds are available for $50 per night in Rooms 1, 2, and 7 only. If your party exceeds room occupancy limits, we recommend booking additional rooms or exploring our sister properties, The Sailmaker’s House or Hotel Thaxter.

No. However, complimentary coffee, tea, snacks, and granola bars are available.

We do not offer luggage storage. We recommend storing luggage in your vehicle. If you do not have a vehicle, please contact hello@waterstinn.com to discuss alternatives.

There is no shared kitchen or microwave. Room 7 includes a kitchenette and mini refrigerator at no additional cost. For other rooms, portable mini refrigerator rentals (6-can size) are available for $15.

Reservations can be made directly on our website. Select your dates and number of guests to view availability, pricing, and optional add-ons before completing your booking.

Payments, Deposits & Cancellations

Standard and Military Rates require the first night’s stay at booking, with the remaining balance due 3 days prior to arrival. Non-refundable rates require full payment at booking.

Yes. A $100 security deposit is held via credit card during digital registration and released after room inspection if no damages are found.

Remaining balances are charged automatically 3 days prior to check-in using the card on file. Reservations must be paid in full to receive check-in information.

No. A valid credit card is required to confirm all reservations.

We currently offer a military discount. Valid military ID is required prior to check-in.

To make changes or cancel a reservation, please contact hello@waterstinn.com.

You will receive a cancellation confirmation unless booked through a third-party site. Refunds take 5 to 10 business days to process.

Flexible reservations must be canceled by 4:00 pm local time at least 72 hours prior to arrival to avoid penalties. Non-refundable reservations are not eligible for refunds or changes. Third-party bookings follow the policy listed on your confirmation.

Yes. Gift certificates are available online or onsite until 8:00 pm. Seasonal packages and promotions are listed on our website.

Yes. We can assist with room décor, cakes, flowers, chocolates, and other surprises. Advance notice and fees may apply.

Rates are listed per night. Total costs, including taxes and fees, are displayed during the booking process.

Taxes and fees are not included in the nightly rate but are shown in the total before booking is completed.

One dog is allowed in King Suite Room 7 only. A $50 non-refundable pet fee per night applies, with a 50-pound weight limit. Dogs may not be left unattended or allowed in common areas. Service animals are exempt.
